1. Take flattering photographs
Hire a well-priced professional photographer, or take them yourself. Use a good camera and make sure you have a strong set of flattering photographs. You need them to have the ‘wow’ factor, as these are what is going to influence people to come and view the house in the first place.

You should carry out research and look at all your options carefully before deciding on an agency to use. This will be one of the most important factors in getting your house sold and at a price you are happy with, so be careful. Talk to the staff and don’t be afraid to ask questions. 3. Have a clear out
When you are trying to impress potential buyers, it is important to pull out all the stops to get your house looking as good as possible. Most people are guilty of cluttering rooms, and because you are so used to your home, you might not even realise the difference having a clear out or putting things away could make. Everybody loves space, and over the top furniture or unnecessary items lying around could be making your property look less spacious than it actually is. When people come to view, let them freely look around. Try not to intimidate them or appear desperate, and go for a walk or run some errands while they are there if you have an estate agent showing them around. 8. Negotiate any offers
If you receive an offer that is too low, don’t reject it straight away or feel insulted. Try and negotiate with the potential buyers and arrive at a price you are both comfortable with. If their final price is slightly below what you were hoping for, consider if it is worth accepting to get the house off your hands as soon as possible. Time, stress and hassle may not be worth the extra money.
9. Keep it light
Do everything you can to fill the house with light. Open curtains, remove drapes and invest in extra lighting for rooms that are lacking natural lighting. Replace thick and heavy curtains with lighter ones or fit a nice set of blinds. Get rid of lampshades and invest in more modern and effective lighting.
